What size skip bin do I need for an end-of-lease clean-out?
The direct answer
A 4m³ skip bin covers the end-of-lease clean-out of a typical two-bedroom unit, and a 6m³ a three-bedroom house — if the property must be emptied completely, furniture and all, step up to 8m³–10m³. Book the bin so it is delivered, filled and collected before the final inspection: the inspection date is fixed, and a bin still sitting in the driveway on the day is its own problem.

- The tenants took their furniture and you are clearing what was left behind — boxes, junk, the garage, the odd mattress. You are in the clean-out column: 4m³ for a unit, 6m³ for a house.
- The property is still full — abandoned goods, a hoarded tenancy, everything must go including beds, lounges, whitegoods and carpet. You are in the emptied column: 8m³–10m³, or a 6m³ twice.

In doubt between two sizes? With a bond deadline, take the bigger one
The measured step is small and the failure is expensive. Going from a 6m³ to an 8m³ cost a median $211 across the 208 postcodes priced at both on 30 August 2026. Booking small and adding a second bin is the costly fix — two 2m³ bins cost a median $155 more than one 4m³ and were dearer in 97% of the 221 postcodes priced at both — and, worse for a bond deadline, a second bin adds a second delivery-and-collection cycle to a date that cannot move. Booking backwards from the final inspection
- Set the collection date first. The bin must be gone before the inspection, so pick a collection date clear of it and count backwards to the delivery date.
- A shorter hire usually costs nothing extra. 3, 5 and 7 days were the same price in 60% of the 60 postcodes we tested on 30 August 2026 — a tight three-day window before the inspection usually costs the same as the week. If the job needs longer, the cost of extra days is measured on its own page.

If the cost is going against the bond, get it in writing
When rubbish removal ends up claimed against a rental bond, the claim is only as strong as its paperwork — a verbal phone quote is not written, not itemised, and cannot be tested against the market. What goes in, and the trap to check for
Book general waste — or household waste where the supplier offers it; the two priced within a median $2 of each other across the 27 postcodes that priced both at 4m³ on 30 August 2026. The trap: end-of-lease jobs are exactly where prohibited items surface — half-used paint tins under the laundry sink, a gas bottle behind the shed, old batteries in the garage. Asbestos, chemicals, liquids, paints, gas bottles and batteries are never accepted in any skip bin, no exceptions. Set them aside for your council’s hazardous-waste drop-off before the bin arrives; found after collection they mean contamination and disposal fees, and the load may be rejected. See waste categories.
